Why should you take immediate action when dealing with water damage?

Water is a powerful solvent that can dissolve or deteriorate almost any substance.

Water is not stationary; it will migrate up walls or across floors and cause further damage before it dries.

The Goal of Restorative Drying

As restorative drying contractors, our goal is to return the structure to pre-loss condition as quickly as possible without causing any additional damage.

Restorative Drying, A true science

The first step is determining the source of the water infiltration and stopping it. Next, a thorough assessment of the affected contents and structure to determine salvage ability. Throughout this process we must continually evaluate the cost of restoration versus the cost of replacement on each component within the building—from carpet and pad to drywall, baseboards, furnishings and other contents.

United Drying understands that defining the level of moisture contained in the structure is essential for a thorough dry out. A problem well defined is a problem half solved. Our technicians utilize penetrating and non-penetrating moisture meters to determine moisture levels in the structure and in the air.

Factors considered in determining course of action

  Affected area. A drying chamber may be created to isolate the affected area. The appropriate amount of drying equipment is determined.
Amount of water and saturation. Truck mounted water extraction, power vacuum water extraction, or submersible pump extraction.
Relative humidity levels. Penetrating and non-penetrating moisture meters, thermo-hygrometers, and hydrosensors determine relative humidity and severity of damage.
Temperature. Optimal drying temperature must be maintained to ensure timely drying.
Grains per pound. Calculated with a psychometric chart. The fewer grains per pound of moisture in the air the faster the structure will dry.
Dehumidification. Refrigerant, low grain refrigerant, and desiccant dehumidifiers are used during the drying process to reduce the amount of moisture in the affected area.
Air movement. Crucial in speeding the drying process. The amount and placement of air movers is essential during a dry out. The use of the HVAC system and ceiling fans is also helpful.
Special equipment. Wall or ceiling cavity drying systems and floor drying systems including drying mats.
Decontamination and Deodorization. In case of non-fresh water sometimes referred to as “gray” or “black” water, such as washing machine or dishwasher water, toilet bowl water, or sewage.

The Drying Process

Once the moisture levels have been identified in the differing structural materials, UD technicians then devise a strategy on how to dry the structure. Much of this depends on the type of structural material that is above acceptable moisture levels and accessability to those areas. Truck mounted vacuums remove standing water then dehumidifiers are brought in to remove moisture from the air as air movers direct the then dry air into all corners of the affected structure.

Hot and Humid environments command timely action as Mold can and will flourish if not dried immediately. Extremely wet structures must be attacked with overpowering equipment. Spaces that are not free air flowing must have air pumped in. Areas that receive low amounts of light must be immediately addressed.

Size Matters

Having the proper technology is essential in the drying process. For larger commercial or industrial areas what is needed are larger more industrial size pieces of drying equipment.
